7 Steps Away from your custom home!
It is easier than you think. We have developed a Guide of "7 Steps" that will provide you with a simple overview of how you too can build a Brand New Home AND ALL WITHIN 8 TO 9 SHORT MONTHS! (From the Date of Excavation of your Family's Brand New Home).
1.
PLAN SELECTION
You begin by selecting a Plan and Elevation that closely suits both your 'Needs' and your 'Budget' AND then we go through an "Options Menu" and you pick those CUSTOM CHANGES!
2.
HOMESITE CHOICE
Once you have settled on a Plan and settled on the Custom Changes on YOUR CUSTOM OPTIONS MENU we can look at the Available Homesites and you can decide on the characteristics of your NEW HOME LOCATION, taking into consideration Size, Sunlight, Neighborhood at SILVER OAKS in Valparaiso! You can choose either a "FAGANEL BUILDERS LOT (Builder Owned Lot) OR You can choose a "DEVELOPER LOT" (Developer Owned Lot).
3.
CONTRACT SIGNING
NO ONE EVER SIGNED A CONTRACT WITHOUT KNOWING THE FINAL COST! Once you are comfortable with your Dream Home Options List and the Homesite Selection we can begin to make your Dream Home a Reality by formalizing your decision on a 'Contract' that will be fully Contingent upon your ATTORNEY REVIEW and MORTGAGE APPROVAL.
4.
EARNEST MONEY DEPOSIT
To begin the Process Faganel Builders will require...10% Earnest Money Deposit (of Price of the House & Lot) to be made in 2 Equal Payments (At Contract & 45 Days Thereafter)... You will Close on the Lot Prior to commencing construction.
We can assist you in obtaining a Construction/Lot Acquisition Loan through one of our Preferred Lenders and you pay Interest Only on the Loan portion you have authorized to that point... your Earnest Money Deposit Funds are credited back to you upon Closing!
5.
BLUEPRINTS AND COLOR SELECTIONS
We will prepare your 'Blueprints' immediately following your Contract Signing by working with you on 'Red-Lining' your Selected Options onto your own 'Blueprints' for YOUR NEW DREAM HOME. And then you will begin to do your 'Color Selections' by visiting both our Color Selection Center and visiting the various Material Supplier Showrooms to view sample of such things like Appliances, Cabinets; Granite; Flooring and Tile and Lighting... THIS IS THE FUN PART!
6.
ASSOCIATION AND PERMIT APPROVAL
While you are making your Interior Selections we will submit for Association Approval of your Front Elevation (about 2 Weeks) and then the BUILDING PERMIT which will typically take (about 30 to 45 Days) then we can Excavate the Foundation.
7.
CONSTRUCTION PROCESS
Our 'Critical Path' Construction Scheduling is targeted for a Completion and Move-in Day to be typically only 8 to 9 Months from the Date of Excavation! ALSO... You have 4 Scheduled Project Status/Meetings with the Project Manager during Construction so you are up to date throughout the entire process UNTIL YOU MOVE-IN.
